Legislation for Rentals

Under the Residential Tenancies (Smoke Alarms and Insulation) Regulations 2016, all rental properties in New Zealand must comply with specific smoke alarm installation and maintenance requirements.

Landlord Responsibilities:

  • Photoelectric smoke alarms only – ionisation alarms are no longer acceptable
  • Alarms must be installed within 3 metres of every bedroom door
  • At least one smoke alarm per level of the dwelling
  • Alarms must have a minimum battery life of 8 years (or be hardwired)
  • All alarms must be working at the start of each tenancy
  • Landlords must maintain alarms during the tenancy (unless damage/removal is tenant-caused)
  • Alarms must comply with AS3786:2014 or equivalent standards

Ensure alarms are installed before tenancy begins

Replace non-working, expired, or non-compliant alarms

Maintain smoke alarms as per regulation

Why Interconnected Alarms Are

Recommended (But Not Required)

Although interconnected smoke alarms are not currently a legal requirement in New Zealand, they are strongly recommended by Fire and Emergency New Zealand (FENZ) for better protection.
