New Zealand Smoke Alarm
Legislation for Rentals
Under the Residential Tenancies (Smoke Alarms and Insulation) Regulations 2016, all rental properties in New Zealand must comply with specific smoke alarm installation and maintenance requirements.
Landlord Responsibilities:
As a landlord
Your Duty of Care as a Landlord
As a landlord, you’re legally obligated to:
Provide a safe living environment with functioning smoke alarms
Ensure alarms are installed before tenancy begins
Replace non-working, expired, or non-compliant alarms
Maintain smoke alarms as per regulation
Stay informed of any updates to NZ tenancy laws
Why Interconnected Alarms Are
Recommended
Although interconnected smoke alarms are not currently a legal requirement in New Zealand, they are strongly recommended by Fire and Emergency New Zealand (FENZ) for better protection.
At PCNZ, we encourage landlords to future-proof their properties with interconnected photoelectric alarms for faster alerts and whole-home coverage particularly in:
Multi-storey dwellings
Properties with separated bedroom zones
What Happens If
You’re Not Compliant?
Failing to comply with your smoke alarm responsibilities as a landlord can lead to:
Fines and penalties under tenancy law
Voided insurance claims in the event of a fire
Increased liability if a tenant is harmed
Tenancy Tribunal action or disputes
Loss of rental income during compliance remediation
Don’t risk it: PCNZ helps you meet and exceed the standard.
